By the first week of August, the Steven Young Amphitheater has already held eight of its eleven Thursday concerts. Three shows remain. Across the plaza, a butcher shop is framing out a 4,000-square-foot space behind a restaurant that only opened in February. The Sellands regulars who spent a decade at 4370 Town Center Boulevard are now the OBO' regulars.

If you live in El Dorado Hills, you already know the summer rhythm. What's less obvious is that this August is a handoff. The acts and businesses that defined Town Center through the last decade are cycling out in real time, and the ones replacing them are arriving on a schedule you can actually plan around.

The last three Thursdays on the boulevard

The 2026 Live on the Boulevard season opened June 11 with Neon Velvet and runs eleven straight Thursdays through late August at the Town Center Amphitheater. Gates open at 5:30 pm, and guests are encouraged to arrive early, secure their spots and eat at one of the Town Center restaurants before the show. The remaining lineup:

• August 6 — Journey Unauthorized, a Journey tribute recreating the band's 1980s peak with full live vocals and no backing tracks
• August 13 and August 20 — closing weeks
• Closing night — House of Floyd, a laser light show production of Pink Floyd

Two logistics worth internalizing before you show up. The Town Center requires you to join an online waitlist at noon on the day of the show to set up chairs early, and no blankets or tables are allowed. All bags must be clear plastic or smaller than 8-by-6-by-1 inches, and due to ABC regulations, outside alcohol is not permitted. If you have been packing a soft cooler and a blanket, that stopped working a while ago.

The 2026 season is presented with support from the El Dorado Hills Arts & Entertainment Foundation, Sky River Casino, and Marshall Medical Center, which is worth flagging because Marshall has opened a new 25,000 square foot facility at Town Center. The medical footprint at the plaza is quietly reshaping who walks past the amphitheater at 6 p.m. on a Thursday.

If Thursdays don't work, the parallel option is quieter. The CSD runs a separate Summer Concert Series at Community Park, 1021 Harvard Way. The remaining 2026 shows there are Take 2 on Friday, August 21, 7 to 9:30 pm, and Apple Z on Saturday, September 19, also 7 to 9:30 pm. These CSD events are held on select Friday nights from 7:00 PM to 9:30 PM, and the format is a more traditional, laid-back park experience with no waitlists. Where the Sellands regulars went

The most visible change at Town Center this year happened at 4370 Town Center Boulevard. Sellands Neighborhood Cafe & Bar shuttered its El Dorado Hills location as part of a broader renovation and rebranding by Selland Family Restaurants, and the space reopened as OBO' Italian Table & Bar, marking the concept's second location. OBO's kitchen focuses on handmade pastas, pizzas, desserts, and Italian classics. Construction ran through late winter with a tentative opening planned for mid-February 2026.

That single swap tells you almost everything about how Town Center is repositioning. Sellands ran a neighborhood-cafe format that had been in place since the plaza was young. OBO' is a dinner-forward pasta room from the same ownership group, aimed at a different check average and a later reservation. If your standing Saturday lunch stopped feeling right this spring, you now know why.

OBO' isn't the only turnover. The tenant map behind it has been shifting for a couple of years:

• Mikuni took over the space that had been Aji Japanese Bistro at Town Center
• Encanto Cocina and Tequila Bar opened in the former Chando's Cantina space next to Regal Cinemas, which had been vacant since the pandemic
• X-Golf, a restaurant and bar with golf simulators, opened at El Dorado Hills Town Center

• Bon Chon Chicken, MD Aesthetics, and Lindora Weightloss and Wellness have all filled in additional storefronts

Read together, the pattern is a plaza pivoting from all-day casual toward dinner, tasting rooms, and destination concepts. The cars-and-coffee crowd that filled the parking lot at 7 a.m. is now sharing pavement with a Thursday-night amphitheater audience and a Saturday farmers market that draws its own foot traffic.

What lands after Labor Day

The handoff continues into fall on a public timeline. Two dates in particular are worth marking.

September, exact date TBD — Kings Meats opens its second location. The Diamond Springs family-run butcher shop is taking over a 4,000-square-foot-plus space tucked just behind OBO', formerly Sellands, at 4370 Town Center Blvd, Suite 110. Owner Casey King has said the El Dorado Hills location will expand the experience further with to-go wine and beer and a more elevated specialty cheese program. If all goes as planned, the new Kings Meats location will open in September 2026. For anyone who has been driving to Diamond Springs on a Friday afternoon to pick up dry-aged cuts, that commute is about to disappear.

Saturday, September 19 — CSD Summer Fest at Community Park. Summer Fest returns on Saturday, September 19 at Community Park. The event typically draws six or more food trucks, including operators such as Ruffhaus Hot Dogs, Steve's Pizza, and The Fry Boys. It also overlaps with the Apple Z closing show of the CSD concert series that same evening at the same park, which is worth planning around if you like one visit to cover both.

The Certified Farmers Market at Town Center runs Saturdays year-round and doesn't stop when the concerts do. It operates 9:00 AM to 2:00 PM, and in summer that includes local stone-fruit growers, El Dorado County wineries pouring tastings, fresh flowers, prepared foods, and live music. August is the peak stone-fruit window at that market, which is a decent reason not to skip a week even if you have been going every Saturday since May.

For families, the CSD keeps a parallel calendar most residents underuse. Yoga in the Park, partnered with YogaSix, runs at 9 a.m. on Sunday, August 16, 2026 at Saratoga Park and Sunday, September 20, 2026 at Promontory Park. It is free with preregistration required. A working August Saturday

Here is how a resident who actually uses the calendar puts a Saturday together this month. Not aspirational. Actually workable.

Coffee at Town Center by 8:30. Walk the Certified Farmers Market from 9 to 10. Home to drop off produce. Kids to the fishing pond area near the Serrano side or the Promontory Park playground until noon. Lunch takeout from Bon Chon or Mikuni. Afternoon at Folsom Lake. Back for a shower. Dinner reservation at OBO' at 7. If it's a Thursday, skip the reservation and hit the amphitheater instead.

None of this requires a plan more than 24 hours out. That's the argument for living here, and it's the part that never quite comes through when someone describes El Dorado Hills from the outside.

What the handoff actually means

If you have lived in El Dorado Hills for five years or more, this August is the last time the plaza will look the way you remember it. By October, Kings Meats will be behind OBO'. The Sellands lunch crowd will be fully absorbed somewhere else. The concert series will be over. The Marshall building will keep filling in with medical tenants. The Boring Rose plant wall will keep being one of the more unusual retail concepts in Placer or El Dorado County.

None of that is a market signal in the real estate sense. It is a texture signal. The people who notice these changes first are the ones who live within a five-minute drive and treat Town Center as a Saturday routine rather than a destination. That is worth naming, because it is exactly the kind of local rhythm that gets flattened into "great amenities" in every generic writeup of this community.
